A number of regulatory tools also are grouped under the rubric of environmental laws. The impact of the regulation of real estate development has been felt perhaps nowhere more than in the environmental arena. Our Real Estate Section works closely with our Environmental Law Section to identify and obtain all permits and approvals necessary to construct and operate a development, ranging from facility siting laws to Massachusetts Environmental Protection Act review, subdivision laws, compliance with the Americans with Disabilities Act, permits to discharge wastewater and permits to discharge pollutants to the air. From ensuring that applications are complete and consistent with applicable laws and regulations as well as with less formal agency policies and requirements, to advising clients on potential community relations issues, to seeing that public hearings are conducted in a manner that will reflect positively on a project, we have guided many complex developments to completion. We also can call upon our Government and Public Affairs Group for assistance on matters concerning legislative or executive decision-making at the local, state, and federal levels, including new legislation and regulations when needed to effectuate a client's proposal.
